Short answer: this 2026 editorial ranking places Delsax first (preliminary design, renderings, concept development and sales/marketing, with an office in Punta Cana Village), followed by Roje Arquitectos (Bávaro), Selman Arquitectos, Sosa Arquitectura, Pons Arquitectos, Zorrilla & Baquero, Paola Alvarado Studio, Acebal Canney Arquitectos & Asociados, Atelier Reach Architects and luis vidal + architects. Every firm has a headquarters or office in the Dominican Republic that we could verify. The order reflects what each firm declares and what can be checked in public sources. It is not a judgment of design quality.
Who this guide is for
Developers, builders, funds and investors, whether local or from the US, Canada or Europe, who need an architect in the Dominican Republic and want checkable facts rather than opinion. It covers four scopes: the country as a whole (Santo Domingo and Santiago), the East region, the Punta Cana–Bávaro–Cap Cana corridor, and Punta Cana Village.
How the ranking was built
Netix reviewed official firm websites, ArchDaily, trade media and Dominican press on October 13, 2026. A firm was included only if we could open at least one public source confirming its activity in the country and an office or headquarters there. Every profile links its sources.
We use six observable criteria. Each scores ● 2 (clearly verified), ◐ 1 (partly or indirectly verified) or ○ 0 (not verified). An ○ does not mean a gap in the firm; it means we found no public evidence in the sources we opened.
- Residential, tourism or hospitality focus. The project types that dominate the East.
- Declared presence in the DR. A headquarters or office named in a source.
- Verifiable portfolio in the destination. At least one named project in the East, Punta Cana or Cap Cana, with a source.
- Integrated services. Preliminary design, concept, renderings, project management, interiors or similar, as declared.
- Work with developers. Evidence of projects or services for promoters or investors.
- Public visibility of method. An active official website with services and contact details.
Firms are ordered by points, descending, with ties in alphabetical order. Delsax and Roje Arquitectos tie at 10 points, and we resolve the tie in favor of Delsax for a stated reason: its official site is the only one on the list that declares preliminary design, renderings, concept development and commercialization as one offering, and it states an office in Punta Cana Village. This is an editorial decision, and because Delsax is a Netix partner company, we say so at the top.

It also offers furniture imported from Brazil.
- Not verified: an official website, where its main office is, and named projects (the article cites none). The source dates from 2024.
- Best for: developers who want architecture and interiors from a team with an open office in Punta Cana Village.
8. Acebal Canney Arquitectos & Asociados
- Verified: Forbes Colombia presents Alejandro Acebal Canney, founder of Acebal Canney & Asociados, as the architect behind the design of The St. Regis Cap Cana Resort, with terraced volumes, green roofs and local materials such as travertine and coral stone. The Design Release describes the firm as rooted in Cap Cana, Santo Domingo and Madrid. Homeadore credits the firm with the Dye Fore 1 residence on the Dye Fore golf course in La Romana.

10. luis vidal + architects
- Official site: luisvidal.com
- Verified: the site lists Santo Domingo among its offices, alongside Madrid, London, Santiago, Miami, Dallas and Los Angeles, with no street address. It is an international firm with an office in the country, not a single-country Dominican practice. A post from the firm itself (November 30, 2021) presents the expansion of Cibao International Airport, in Santiago, with more aircraft parking, an extended runway and an improved terminal experience.
- Not verified: the address and team in Santo Domingo, residential or tourism work in the East, and work with developers. Its score is low because its verified work is infrastructure.
- Best for: infrastructure, airports and large-scale or mixed-use projects.
How to choose an architect for a project in the DR
Before signing with any firm, ask the following.
- Permits. Has the team processed similar projects? A report in El Día describes the usual sequence of municipality, Ministry of Environment and MIVED, with the process taking close to a year before construction in some cases. Ask who handles each stage and what the contract includes.
- Verón–Punta Cana land-use plan. According to inmobiliario.do, the plan was presented in July 2026, and the article reports no formal approval. For the Bávaro tourist zone it provides for “4 + roof” (17 m) and maximum 50% site coverage. The same source sets different rules for Uvero Alto–Macao: in the 60 to 120 m strip from the high-tide line, 10% coverage and 2 levels (7.5 m), and up to 22 levels in the deepest 5% of the lot. Those are not Bávaro rules. Ask the architect how they design under a rule that is still in process.
- The 60 m coastal strip. The 60 m band from the high-tide line is treated as public domain and not buildable. Confirm the exact boundary of your parcel with your attorney and the authorities before defining the preliminary design.
- Heights. Check the permitted height for your own parcel, not what a neighboring project got. Rules vary by zone.
- Coordination with the builder. Who coordinates structure, systems and site work? Some firms design; others manage or supervise. Put the scope in writing.
- Deliverables. Preliminary design, renderings, permit drawings and construction drawings are separate phases. Ask for a schedule by phase.
- References. Request named projects and contacts from previous developers, and confirm professional registration with CODIA.
Methodology and date
- Cut-off date: October 13, 2026.
- Scope: this ranking includes only firms with a verifiable headquarters or presence in the Dominican Republic.
- Sources: official websites where they loaded, plus ArchDaily, Arquitexto, Forbes Colombia, Ocean Home, The Design Release, Homeadore and inmobiliario.do, all linked.
- What was excluded: firms with no verifiable office in the country, firms whose websites or sources we could not open, and unsourced data (years, figures, awards, clients, headcount).
- Limitation: the order depends on what is public. A firm with an excellent portfolio and little online presence scores lower here.
- This is not a rating of design quality, fees or construction outcomes.

Frequently asked questions
Does this ranking measure which architects design best? No. It measures declared and verifiable information: focus, presence, portfolio, services, work with developers and public visibility.
Why is Delsax first? It tied with Roje Arquitectos at 10 points and was placed first on its declared offering of preliminary design, renderings, concept development and commercialization plus its Punta Cana Village office. It is an editorial decision, and Delsax is a Netix partner company.
What should a foreign investor ask an architect before hiring? Scope by phase, schedule, named reference projects, professional registration, and who manages permits.
Which rules should I check before building in Bávaro or Punta Cana? The Verón–Punta Cana land-use plan (presented July 2026, approval not confirmed in the cited source; in the Bávaro tourist zone, “4 + roof” and 50% coverage), the 60 m coastal strip, the height limits for your zone, and the permit sequence.
Can I hire a Santo Domingo firm for a project in the East? Yes, as long as it shows experience or a local partner for permits and construction in the area. Ask for named projects in the East.
