Short answer: Real estate SEO for a Caribbean developer means giving every project, location and investor question its own fast, indexable page with verifiable facts, in the language the buyer actually searches in. It is slow, compounding work rather than a switch you flip, and it is judged by qualified inquiries and reservations, not by traffic. This guide covers what to build, in what order, and how to measure it for projects in the Dominican Republic and the wider Caribbean.

What is real estate SEO, and why should a developer care?
SEO (search engine optimization) is the practice of making your pages easy for search engines to find, understand and show. For a developer it serves two moments: discovery (“pre-construction condos in Punta Cana”) and validation (“who is the developer?”, “how does the trust work?”, “can foreigners buy?”). Foreign investors often run the validation search before they ever contact a sales team.
The audience is online. DataReportal’s Digital 2026 report puts internet use in the Dominican Republic at 10.5 million people, 91.0% of the population, as of October 2025. On the demand side, the Caribbean Tourism Organization reported about 35 million international stay-over arrivals in 2025, roughly 2.5% more than in 2024, with arrivals from South America up 23.7% to 2.4 million, as reported by Skift (April 2026). Visitors are not buyers, but they are the pool from which second-home and investor interest tends to form. That is a reasonable inference, not a measured conversion rate.
Compared with paid ads, SEO has a lower marginal cost once built and does not switch off when the budget ends. The trade-off is time. Google itself notes that reprocessing changes can take days to weeks, and new content is usually evaluated over months.
What does Google want to see on a developer’s website?
Google publishes no ranking formula, but it describes what its systems try to reward: helpful, reliable, people-first content. Its self-assessment questions ask whether a page offers original information, covers the topic in depth, and comes from a trustworthy source. It also describes E-E-A-T (experience, expertise, authoritativeness, trust), says trust matters most, and clarifies that E-E-A-T is not itself a ranking factor. Google applies higher standards to topics that can affect people’s finances.
For an off-plan project, that translates into:
- Who: show the developer, the team and the delivery record. Google calls invented author profiles a form of deception.
- How: explain where numbers come from (price, size, delivery date) and when they were last updated.
- Why: each page should exist to help a buyer decide, not just to catch a keyword.
Yield claims are both a reputation risk and a poor SEO practice. If you show return scenarios, label them as hypothetical, with assumptions and a date.
How should a developer’s site be structured?
| Level | Example page | Search intent |
|---|---|---|
| Brand | Developer overview, team, track record | Validation |
| Project | One URL per project: specs, unit types, construction status | Discovery and decision |
| Location | Area guide: access, services, planned infrastructure | Research |
| Topic | Buying as a foreigner, trust structure, taxes | Education |
| Conversion | Contact, brochure download, schedule a call | Action |
Practical rules:
- One URL per project per language. Do not split authority across near-duplicate landing pages.
- Unique, descriptive titles. Google recommends a distinct `<title>` on every page, concise, without keyword repetition, with the brand at the start or end (title link guidance).
- Descriptive internal links between project, location and topic pages.
- Keep sold-out and delivered project pages. Update them rather than deleting them; they carry history and trust.
Which technical factors matter most?
Page experience. The three Core Web Vitals are measured at the 75th percentile of visits: LCP of 2.5 seconds or less, INP of 200 milliseconds or less, and CLS of 0.1 or less (web.dev). Developer sites usually fail because of heavy image galleries, unoptimized video and 3D tours that load immediately. Compress media, load the tour on demand, and reserve space for elements so the layout does not jump.
Mobile-first indexing. Google indexes the mobile version, so content, headings, titles and structured data should match the desktop version, and primary content should not depend on a swipe or click to load (Google documentation).
Sitemaps. A sitemap does not guarantee indexing, but it helps Google discover pages on new sites or sites with few external links (Google). Submit it in Search Console.
Structured data. Google recommends Organization markup on the home page, with name, address, phone, logo and official profiles, and the most specific `LocalBusiness` subtype if you have a public sales office (Organization documentation). Keep markup consistent with visible text.
English and Spanish versions. If you publish both, each version must reference itself and every other version, the links must be reciprocal, URLs fully qualified, and an `x-default` can serve as fallback. Language codes follow ISO 639-1 with an optional region; a country code alone is invalid (hreflang guide). The usual mistake is publishing a translated page without annotations, creating duplicate-content confusion.
What content should a developer publish for U.S. and international investors?
Write for the questions a skeptical investor asks before sharing contact details.
- Who can buy, and under what rules? According to inmobiliario.do (May 24, 2026), Articles 25 and 221 of the Dominican Constitution and Law 16-95 provide equal treatment for foreign and domestic investment, with exceptions such as political participation and some border-area property. Cite it, and tell readers to confirm with local counsel.
- How are buyer funds protected? Under Law 189-11, in a project structured as a trust, buyer payments go into a trust patrimony run by a trustee rather than directly to the developer, per a sector guide (July 2026). Explain your actual structure, including the trustee’s name, or do not make the claim.
- What taxes apply? Law 30-26, promulgated June 18, 2026, created a 10% tax on capital gains for individuals, and the method for calculating the gain still awaits regulation, according to inmobiliario.do. Publish dated, cautious explainers and update them.
- What about tax incentives? The CONFOTUR regime benefits attach to approved projects, not automatically to every buyer; one article (April 2026) advises confirming the project’s final classification and the validity of its incentives (inmobiliario.do). Show the resolution only if you have it.
- Area guides, process guides, and FAQs with sources and dates.
A useful pattern is a pillar page with question-style headings, linked to shorter articles that go deeper on each question.
Avoid mass-producing thin pages. Google lists producing lots of content on many topics to catch search traffic, mainly summarizing others’ work, and changing dates to look fresh as signs of search-engine-first content (Google).
How do you research keywords in a small market?
Group searches by intent rather than volume.
| Intent | Example queries | Page type |
|---|---|---|
| Discover | “off-plan condos Dominican Republic”, “pre-construction beachfront Caribbean” | Location or category page |
| Compare | “trust vs. direct payment to developer” | Comparison article |
| Validate | “[developer name] reviews”, “[project] delivery” | Brand and project pages |
| Decide | “2-bedroom condo price [area]” | Project page with ranges and a date |
Local volumes are small. A query searched 50 times a month by qualified investors can outperform one searched 5,000 times by casual browsers. Use Search Console (real queries already showing your site), Google Ads Keyword Planner and the search engine’s own suggestions. Write in the investor’s vocabulary: U.S. readers search “condo,” “pre-construction,” “closing costs” and “title,” which may differ from local terms.
How should video, renders and 3D tours be handled?
They are central to off-plan sales, but search engines understand text and structured data better than footage. Google’s video guidance recommends a dedicated watch page for each video (a video embedded as a secondary element in an article does not count), `VideoObject` structured data, stable thumbnails and a video sitemap.
As for 3D tours, public evidence of impact comes mostly from vendors. A Matterport case study, for example, reports days on market falling from 30 to 21 for one agency, but the figures are self-reported with no sample size or method. Use such claims as a hint about what to measure (time on page, meeting requests), not as a forecast.
How do you build authority and trust?
- Google Business Profile for your sales office. Verification tells Google you are authorized to represent the business, and Google says that you cannot pay for a better local ranking.
- Quality mentions and links: trade press, associations, broker partnerships, reputable directories.
- Real reviews and testimonials, with consent. Never fabricate them.
- Transparency: the trustee, permit status and the entity behind the project, where they exist. A bill approved in first reading by the Dominican Senate on April 23, 2026 would require developers to prove a project is real and permitted before advertising it, according to Diario Libre; it still needed a second Senate reading and Chamber approval. Preparing for that standard is good SEO and good reputation management.
Do AI answers change SEO?
Google states there are no additional requirements to appear in AI Overviews or AI Mode: the page must be indexed and eligible to show a snippet, with no special markup or files (Google, AI features). In practice, short definitions at the top, question-style headings, tables, sourced and dated facts, and text rather than image-only content help both people and machines.
How do you measure SEO for a real estate project?
| Stage | Metric | Tool |
|---|---|---|
| Visibility | Impressions and average position by query group | Search Console |
| Traffic | Organic sessions to project pages | Analytics |
| Interest | WhatsApp clicks, brochure downloads, form fills | Event tracking |
| Quality | Qualified leads, scheduled calls | CRM |
| Revenue | Reservations attributed to organic | CRM and attribution |
The most common error is measuring in the website tool instead of the CRM. SEO should be judged on reservations, so tag the source of every lead from first contact.
What are the most common mistakes?
- A site on a builder with no technical control: no sitemap, duplicate titles, no equivalent mobile content.
- A separate microsite and domain for every project, which dilutes authority.
- Brochure copy pasted everywhere, with figures that carry no date or source.
- Literal machine translations in English without hreflang.
- No lead-source tracking.
- Expecting results in weeks instead of planning for months and bridging with paid media.

Frequently asked questions
How long does real estate SEO take? It depends on competition, domain age and content quality. Google gives no timeline; it says reprocessing can take days to weeks, and rankings build over time. As a general practice, plan to evaluate in quarters.
Should each project have its own website? As a general rule, one main domain with a page per project concentrates authority. A separate microsite can make sense for a distinct brand but starts from zero.
Is SEO useful for a project selling out in a few months? For short windows, paid media usually arrives first. SEO works better as a lasting asset for the brand and the location. They complement each other; see our comparison of Google Ads vs Meta Ads for real estate developers.
Do I need an English version? If you sell to U.S. or other international investors, yes: a purpose-written English version with proper hreflang, not a literal translation.
Do AI answers replace SEO? Google says there are no extra requirements for its AI features beyond SEO fundamentals. Indexable, clear, verifiable pages remain the base.
