Google Ads vs Meta Ads for real estate developers: budgets, metrics and common mistakes

Short answer: Google Ads captures demand that already exists, when someone searches for your project, your area or an answer to a buying question. Meta Ads creates and re-activates demand with visuals, before people are searching. Off-plan developers usually need both, in different roles, and should judge them on the same final metric: qualified meetings and reservations, not clicks or cheap leads. This guide covers how each works, how to split a budget, which metrics to track and where spend usually leaks.

What is the core difference between Google Ads and Meta Ads?

It is the user’s intent at the moment of the ad.

AspectGoogle Ads (Search)Meta Ads (Facebook and Instagram)
User stateActively searchingBrowsing; the ad interrupts
Targeting logicKeywords and intent signalsAudiences, interests and behavior signals
Best forCapturing stated demandBuilding interest and awareness
Dominant formatsText with extensionsImage, video, carousel, lead forms, messages
Typical riskLimited volume in local searchesPlenty of leads, but low quality

The line has blurred. Google describes Demand Gen as a way to create and convert demand on YouTube (including Shorts), Discover, Gmail and Display when people are not actively searching, and Performance Max as a single campaign type that serves across YouTube, Display, Search, Discover, Gmail and Maps, with leads as one possible goal. Treat “Google equals intent, Meta equals discovery” as a starting rule, not a law.

How much audience is there in the Dominican Republic?

According to DataReportal’s Digital 2026 report, advertising reach in late 2025 was 7.50 million for YouTube (65.0% of the population), 6.10 million for Facebook (52.8%), 5.10 million for Instagram (44.2%) and 7.89 million adults for TikTok. These are reach figures from each platform’s ad tools, not active-user counts.

For an off-plan developer the implication is not “go big.” A project needs a small number of qualified buyers, so the real variables are targeting, message and follow-up. If you target investors in the U.S. or other countries, audience sizes will differ and local rules may apply.

When does Google Ads make sense?

  • Brand searches: the project name and the developer. Cheap to protect, and it stops portals and competitors from taking your name.
  • Area and product searches: “pre-construction condos” plus a location. Local volume is small, so do not expect large scale.
  • Validation searches: questions about trusts, buying as a foreigner or closing costs, sent to a relevant article or project page.
  • Remarketing to site visitors, once you have enough traffic.

Google’s guidance on Smart Bidding says conversion tracking must be on and recommends at least 30 conversions over a month for reliable evaluation (50 for Target ROAS). In off-plan sales this creates a trade-off. If you optimize for a very rare event (a reservation), the system learns slowly. If you optimize for a very common one (a WhatsApp click), it learns fast but toward the wrong goal. A middle event, such as a qualified inquiry or a scheduled call, often works better, as general practice.

When does Meta Ads make sense?

  • Launches and warm-up: video, renders and walkthroughs to broad or interest-based audiences.
  • Retargeting: people who visited the site, watched video or engaged.
  • Lead capture: instant forms and click-to-message ads.
  • Events: invitations to investor presentations, open houses and broker sessions.

Three Meta lead-quality controls are worth knowing. According to Jon Loomer’s documentation of lead ad features (March to April 2025), advertisers could turn off autofill, require SMS verification (unverified submissions do not count as leads), and use a “maximize number of conversion leads” goal that needs a CRM or other data source. He notes these appeared in only some accounts, so verify availability in yours.

Click-to-WhatsApp ads open a chat from Facebook or Instagram. WhatsApp Business notes that businesses need consent within 72 hours of a conversation starting to message again, and that the ad’s promise should be fulfilled quickly after the click.

Do Meta’s housing ad restrictions apply to you?

Meta requires advertisers to declare a Special Ad Category for housing. Per Jon Loomer’s guide (published August 14, 2023; last modified March 1, 2025), the housing restrictions apply when the advertiser is in the U.S. and the audience is in the U.S., Canada or certain parts of Europe. They fix age at 18 to 65+, fix gender to all, require a radius of at least 15 miles around any selected location with no ZIP-code targeting, and make lookalike and saved audiences unavailable. This is a third-party summary; confirm the current rules in Meta’s Business Help Center and the category selector in Ads Manager before planning a campaign. If you are marketing a Caribbean project to U.S. buyers, check this early, because it changes how you segment.

How should a developer split the budget?

There is no universal ratio. A reasonable rule by phase:

Project phasePriorityWhy
Pre-launchMeta (video, waitlist)Build interest before sales open
LaunchMeta plus Google brand and areaCapture interest and protect brand searches
Sustained salesGoogle Search plus retargetingCapture qualified demand
Final inventoryRetargeting and reactivationConvert existing contacts

Hypothetical example (not a benchmark): a developer spends US$8,000 a month on media. It might start at 50% Meta for reach and lead capture, 30% Google for brand, area and validation, 10% retargeting and 10% reserved for tests. After six to eight weeks of CRM data, it moves money toward the channel with the lowest cost per qualified meeting. The numbers are placeholders; set yours from your price point, available acquisition margin and reservation target.

Do not adopt another market’s cost-per-lead averages as your target. A lead cost means little unless you also know the qualification and close rates for your own project.

Which metrics matter, and in what order?

A lead is not a result. A reservation is. Track the full funnel and keep the CRM as the source of truth.

MetricDefinitionWhere it comes from
CPL (cost per lead)Spend divided by leadsAd platform
Qualified-lead rateShare of leads meeting budget, timing and profile criteriaCRM
Cost per qualified leadSpend divided by qualified leadsCRM plus spend
Cost per meetingSpend divided by scheduled or held meetingsCRM plus spend
CAC per reservationSpend divided by reservationsCRM plus spend
Time to first responseMinutes between inquiry and first human replyCRM or messaging tool
ROASRevenue attributed divided by spendCRM plus finance

On revenue metrics, keep in mind the long off-plan sales cycle and that a reservation may later cancel. Report both gross and net of cancellations.

How do you connect ad platforms to real outcomes?

Three technical pieces make the difference:

  1. Tracking and campaign tags. Events for form fills, WhatsApp clicks and brochure downloads, plus UTM parameters on every link.
  2. Google enhanced conversions for leads. They link offline sales, such as an online inquiry about an apartment that later closes, back to the campaign. You collect first-party data, normalize and hash it with SHA-256, and import the offline outcomes (Google Ads Help).
  3. Meta Conversions API. A server-side integration that connects data from a server, website platform, app or CRM with Meta to improve targeting, lower cost per result and measure outcomes (Meta for Developers). If you also use the pixel, check that events are deduplicated.

With this feedback, each platform can learn from leads that progress rather than from any contact.

What are the most common mistakes?

  1. Optimizing for clicks or the cheapest leads. That buys volume and burns sales time. Optimize for a quality event.
  2. Slow follow-up. Fast response is widely recommended practice, but I found no single benchmark that applies across markets, so set an internal maximum and measure it.
  3. The same message on both platforms. On Google, answer the search; on Meta, show the product and the proposition.
  4. Mixed objectives in one campaign, which makes results impossible to separate.
  5. Sending every ad to the home page. Each campaign needs a landing page matched to the ad.
  6. Judging results inside the ad platform. Each platform tends to claim the sale; use the CRM.
  7. Unsupported claims. Avoid return promises and “last units” statements you cannot back up.
  8. Ignoring consent. Collecting contact data requires clear permission and purpose. In the Dominican Republic, Law 172-13 covers personal data protection; buyers in other countries may bring other rules. Have counsel review.
  9. Cutting tests too early. With few conversions, short windows are noisy. Decide the review date in advance.
  10. Using only the platforms’ lead-form defaults, which can prioritize volume over intent.

Frequently asked questions

Which is better for off-plan sales, Google or Meta? Neither alone. Google works when there are brand, area or validation searches; Meta works when you need to show the product and build interest. Compare them on reservations per dollar in your own project.

How much should I spend per month? No figure fits everyone. Work from average sale price, acquisition margin and reservation target, then validate with a test period. Any generic number would be a guess.

Are Performance Max and Demand Gen worth trying? They can be, but they rely on clear conversion definitions and strong creative. Google describes Performance Max as working from assets and audience signals, and Smart Bidding as needing enough conversion data. Test with a limited budget and compare against CRM results.

Lead forms or WhatsApp? It depends on your response capacity. Forms with verification tend to filter accidental submissions at the cost of volume, while WhatsApp speeds up conversation if you reply quickly. Test both and compare qualification and meeting rates.

How do I avoid low-quality leads? Add qualifying questions, verification, optimization toward quality events and CRM feedback. No setting removes the problem entirely.

Can I target by nationality or income? Platforms restrict some targeting, particularly for housing, and anti-discrimination rules can apply depending on the market. Check current policies and ask your counsel.

Do I still need SEO? Yes, as a longer-term asset. See our guide to real estate SEO for developers.
