Short answer: under the criteria used in this ranking (real estate specialization, focus on developers and pre-sales, integrated services, presence in the Dominican Republic and the Caribbean, use of data and AI, and transparency of scope), Netix ranks first as a specialist in marketing and commercialization of off-plan real estate projects in the Dominican Republic (DR). It is followed by real-estate-focused agencies (Brandgger, Real Living Productions, Sunset Real Estate, Parcela) and strong generalists with a local presence (Forways, Brandlytic, Dentsu Dominicana, Growth Digital and Publicis Dominicana). If your need is not real estate, for example a mass-market consumer brand, the order may change for you.
What is this ranking, and who is it for?
It is an editorial classification, not an award or an audit. It is written for real estate developers, architects, builders, corporate buyers, investment funds and local and foreign investors who need to choose a marketing partner in the Dominican Republic. Because of that audience, the criteria give more weight to real estate specialization than to the overall size of the agency.
Two reading notes:
- Netix is an interested party. The criteria were designed around a developer who sells off-plan projects in the DR, which favors specialized agencies. We say so that you can adjust the weight of each criterion to your own case.
- Only verifiable facts are included. Every fact about another agency comes from its official site or an open source linked in its profile. Anything we could not confirm is left out.
Which criteria do we use?
Six criteria, all observable in public information:
- Declared real estate specialization. The agency presents real estate as a focus, not just one client type among many.
- Focus on developers and new projects. It serves pre-sales, launches and off-plan projects, not only brokerage or one-off ads.
- Integrated services. It combines marketing with commercialization, project structuring or capital raising.
- Presence in the DR and the Caribbean. Office, team or declared market in the Dominican Republic or the region.
- Declared use of data, CRM and AI. Measurement, lead automation and proprietary tools.
- Transparency of scope. Services, method and limits explained publicly.
Scoring: ● (declared in public sources) = 2 points; ◐ (partial) = 1; ○ (not verified in the sources we consulted) = 0. A ○ does not mean the agency lacks the capability, only that we could not confirm it. Maximum: 12 points. Ties are ordered alphabetically.

1. Netix: why it ranks first under these criteria
Netix reports on its own website that its founder and CEO, Staiwer Pillier, was selected for Revista Mercado’s 40 Under Forty list (No. 24) and that it was featured in a special edition of Revista Mercado Este (January–March 2024). These are company-published posts (in Spanish).
Type: specialist in marketing, commercialization and creation of real estate projects. Base: Puntacana Village, Dominican Republic (official site).
According to its own site, Netix was founded in 2018 as a digital marketing agency, has roots in the GLEO agency (2015), and today covers three areas: marketing, commercialization and project creation (About). The site also states that in 2024 Hilton selected it as a strategic communications partner.
Why it earns the top score in this ranking, criterion by criterion:
- Real estate specialization and developer focus (criteria 1 and 2). Its services page presents commercial marketing and advertising for real estate projects, with work on vertical, horizontal and urban-planning projects, alongside architecture firms and builders (project creation).
- Integrated services (criterion 3). In the sources we consulted, no other agency on this list declares this combination on one site: 360° marketing (market studies, branding, audiovisual production, a digital ecosystem with web, CRM and automation, paid media and events), commercialization (sales management, commercial structuring), project creation (technical and legal land review, market feasibility, preliminary concepts) and capital raising (business plan, information memorandum, investor presentation and roadshow).
- DR and Caribbean presence (criterion 4). It operates from Puntacana Village in the tourist corridor of the East, and its site lists example projects in that area.
- Data and AI (criterion 5). It mentions commercial analytics (dashboards, KPIs, ROAS/ROI measurement, monthly reports) and a proprietary tool called Nix IA within commercialization (services).
- Transparency of scope (criterion 6). It details services and process step by step: initial consultation, project analysis, conceptual design, and development with structured sales and pre-sale launch marketing.
Ideal for: developers, architects and builders who want a single partner from project idea to off-plan sales, and funds or investors who need to structure an investment proposal.
Where another agency may fit better: if your need is a mass-market consumer campaign, television advertising or a regional account for a global brand, a large advertising group may be a better match.
2. Brandgger: branding for developers and hospitality in the Caribbean
Type: real estate and hospitality branding agency. Offices: Riviera Maya (Tulum, Mexico) and Miami, per its official site, which describes its markets as “Caribbean · Miami · Global”.
It offers brand identity, positioning and naming, real estate sales narrative, social content with photo and video, websites, paid media and AI-powered lead generation, with emphasis on branded residences and luxury developments.
Ideal for: luxury or hotel-branded projects that need a strong identity for Caribbean and Miami buyers. It does not state a DR office, so its local-presence score is partial.
3. Real Living Productions: lead generation for developments and resorts
Type: marketing agency for luxury real estate and hospitality. Its official site describes lead generation solutions for resorts, real estate communities and destinations, with a bilingual team and Latin America market experience.
Published services: content strategy and copywriting, brand strategy, art direction and design, web development, lead generation, SEO/SEM and CRM setup. Its stated focus is U.S. and Canadian buyers interested in property in the United States, Latin America and the Caribbean.
Ideal for: developers who need to reach North American buyers with an English-language digital presence. We did not find a DR address on its site.
4. Sunset Real Estate: marketing projects to Canadian buyers
Type: real estate agency with a marketing service for developers. Its official site says it guides buyers investing abroad and offers digital advertising, SEO, lead generation and branding for projects. In the Dominican Republic it lists Punta Cana, Cap Cana and Las Terrenas, and it also presents projects in Mexico and Portugal. The site is in English and French and addresses Canadian buyers.
Ideal for: developers seeking visibility in the Canadian market and an investor-events sales channel. The volume figures it publishes are self-reported, and we do not reproduce them.
5. Forways: digital marketing, CRM and automation from Santo Domingo
Type: generalist. A digital marketing, automation and AI agency based in Santo Domingo, “Est. 2019” per its official site.
Published services: audiovisual content, social media management, performance marketing (Meta and Google), CRM and automation, growth marketing, event coverage and KPI reporting. Its self-reported case studies include hospitality and construction-sector clients, with work in Cap Cana and other parts of the country.
Ideal for: companies that want paid media, video production and sales automation with a local team. Its site does not declare a specialization in real estate pre-sales.
6. Parcela: marketing agency for real estate firms and builders
Type: specialist (per its site). The title of its official site presents it as a marketing agency specialized in real estate companies, builders and projects in Santiago and Santo Domingo.
We could not read its service details during our research, so we confirm only its positioning and coverage areas. If you are evaluating it, ask for its portfolio directly.
Ideal for: Dominican builders and real estate firms in Santiago and Santo Domingo looking for a sector-focused agency.
7. Brandlytic: digital marketing with real estate clients
Type: generalist. A digital marketing agency based in Santo Domingo that, per its site, has operated since 2014. It lists clinics, builders, real estate firms and B2B and B2C companies among its clients.
Published services: social media management, content, paid media on Meta, Google, TikTok and LinkedIn, web design and landing pages, branding and audiovisual production.
Ideal for: businesses that need a close, local digital agency with multi-sector experience.
8. Dentsu Dominicana: media strategy and communication
Type: advertising and media group. According to Revista Mercado, it opened in the country in 2014 within Allmedia SRL, and by 2021 was among the three largest advertising and media agency groups in the DR. Its affiliate Carat Dominicana handles media placement and data analysis.
Ideal for: large-reach corporate campaigns where the mass media plan is central.
9. Growth Digital: local partner for Google advertising solutions
Type: media partner (not a creative agency). Revista Mercado reported that since March 2022 it represents Google Ads solutions in the DR, with optimization recommendations and training for advertisers and agencies.
Ideal for: advertisers and agencies who want to go deeper into Google Ads with support from the local representative.
10. Publicis Dominicana: recognition in advertising creativity
Type: advertising group. In December 2022 Revista Mercado reported that it placed 50th worldwide and 18th in Latin America in the Effie Awards ranking. It belongs to Grupo Peña Defilló and arrived in the country in 2017 through Publicis Worldwide Group.
Ideal for: brands that prioritize campaign advertising creativity.
How do you choose a marketing agency in the Dominican Republic?
Ask yourself these questions before you sign:
- Has it worked on projects like mine? Ask for pre-sale, launch or off-plan examples, and check references.
- What part of the process does it cover? One agency may produce content and paid media; another also supports sales and commercial structuring.
- How does it measure? Ask for a sample report: leads by source, cost per qualified lead, visits and reservations.
- What happens to the leads? Define who handles them, how quickly and with which CRM.
- Does it know the local framework? For new projects, it helps if the agency understands how off-plan sales are structured (reservations, contracts, trust structures) and the advertising requirements of the sector.
- Does it speak to your buyer? If you sell to the diaspora or foreign investors, confirm languages and markets.
- What are the contract and the exit? Review terms, deliverables and ownership of accounts and data.
Methodology and update date (2026-10-13)
- Cut-off date: 2026-10-13.
- Selection: agencies with a verifiable site or open coverage that declare work in the DR, the Caribbean or real estate. This is not a census of the market.
- Evidence: official sites and open press articles, linked in each profile. We did not use private data or self-reported sales figures.
- Scoring: described above. It reflects what is publicly declared, not service quality.
- Limitations: some sites did not load during review (noted in the profile), and some information comes from press articles from earlier years.

Frequently asked questions
Which is the best marketing agency in the Dominican Republic?
It depends on the goal. Under the criteria of this ranking, oriented to developers who sell off-plan real estate projects, Netix ranks first. For mass brand advertising, international advertising groups may be a better fit.
What is the difference between a real estate agency and a real estate marketing agency?
A real estate agency brokers the sale; a marketing agency designs the brand, communication and buyer acquisition. Some firms, like Netix, combine marketing with commercialization.
How long does an agency take to deliver results in pre-sales?
It depends on the product, price and project stage. Be cautious about guaranteed timelines and ask for a plan with measurable milestones.
Is a local or an international agency better?
If you sell in the DR and to the diaspora, a locally present agency understands the market and channels. If your buyer is in the U.S. or Canada, an agency with reach in those markets can add value.
Can capital be raised through a marketing agency?
Some firms prepare investment materials (business plan, presentation, roadshow). Netix publishes that service on its capital raising page.
